There is a New #1 in the Yellowknife Rental Market

As part of our weekly Wednesday morning tour of new listings, our team had the opportunity this morning to check out the brand new Nova Pine Hills apartment building, and let me tell you…it’s impressive.  We didn’t have our professional photographer with us, so please forgive the quality of the photos below – we were mainly there to educate ourselves so that we can talk to incoming clients about rental options around town – but regardless, here are a few highlights.

I could start with photos of the ground floor units and work my way up, but I because I value our readers’ time, I’ll jump straight to the “piece de resistance” – the top floor corner units.  These two-bedroom, two-bathroom apartments will get snapped up quickly, so if you’re interested in these or any other units, you can reach out to the landlord here.

The loft ceilings must be 14′ high in the living areas, and the views of Yellowknife Bay to the front and Twin Pine Hill to the back are spectacular.  The ceilings are actually 9′ high on the first and second floor too, which is nice.  And lots of pot lighting.  Stylish finishings throughout.  And every unit is accessible.

Above is the kitchen in the one bedroom units.  Smart layout.  The unit breakdown is 50 two-bedrooms and 10 one-bedrooms.

Above is the view from the deck of a one-bedroom unit on the back side of the building.  Great views no matter where you end up in the building.

One 0f the biggest surprises was the entryway/foyer.  It’s really expensive to allocate so much space to an entryway.  It’s fair to say that this is an atypical investment by a developer in the North.  The photo below doesn’t really do it justice – it’s very luxurious.

All units also have their own laundry rooms, which is also somewhat rare in Yellowknife apartment buildings.

This is definitely the new #1 for apartment buildings in Yellowknife.  The Old Town location and lake views would have been hard to beat no matter what the developers did with the interior, but they knocked the interiors out of the park too.  Rooms are spacious and have high ceilings, layouts are highly functional, finishings are high end, and the lighting is great.  And as mentioned, the top floor corner units are insanely nice.

I’m just going to go ahead and say this, because I suspect most people here are just looking at the photos and won’t read this, but it’s really a shame that the developers were forced by the Development Appeal Board to go with three floors instead of the originally planned four, because the views in this building are amazing, and the fourth floor would have been that much better. And there is just no way to argue that the building at all detracts from the character of the neighbourhood.  It’s an asset through and through.  Renters are going to love it and Old Town businesses will love it as well. This building makes Yellowknife better.
