{"id":967,"date":"2021-12-07T10:02:02","date_gmt":"2021-12-07T17:02:02","guid":{"rendered":"http:\/\/www.century21yk.ca\/blog\/?p=967"},"modified":"2022-02-18T14:26:59","modified_gmt":"2022-02-18T21:26:59","slug":"market-review-november-2021","status":"publish","type":"post","link":"https:\/\/www.century21yk.ca\/blog\/2021\/12\/market-review-november-2021\/","title":{"rendered":"Market Review: November 2021"},"content":{"rendered":"<p><a href=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-scaled.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-969\" src=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-300x220.jpg\" alt=\"\" width=\"450\" height=\"331\" srcset=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-300x220.jpg 300w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-1024x753.jpg 1024w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-768x564.jpg 768w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-1536x1129.jpg 1536w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/Century-21-Market-Snapshot-Nov-2021-2048x1505.jpg 2048w\" sizes=\"(max-width: 450px) 100vw, 450px\" \/><\/a>With November 2021 now in the books, we have some new data to report.\u00a0 Activity was down slightly, with only 22 MLS sales in the month.\u00a0 New listings were about normal for this time of year, with 12 new entrants.\u00a0 Average sale price was down by a big chunk, but as we&#8217;ve written about before, during the slower months of the year, when there are few transactions, average home price figures are not very reliable.\u00a0 There was an unusually low number of bigger single family homes sold in the month &#8211; because there are very few on the market &#8211; so the average sale price was low as a result.\u00a0 In a month&#8217;s time, when we provide our Year in Review Report, the average sale price data will be much more representative of the actual situation.<\/p>\n<p>We&#8217;re trying something new this month.\u00a0 Because the dominant storyline both here and in the South continues to be the low number of active listings at any given time (&#8220;inventory&#8221;), we thought it would be useful to graph the monthly inventory levels dating back to when we started tracking them, at the end of June 2019.\u00a0 This graph pretty much tells the entire story of why we&#8217;re in the situation we&#8217;re in.<\/p>\n<p><a href=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/November-2021-Active-Listings-at-Months-End.jpeg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-968\" src=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/November-2021-Active-Listings-at-Months-End-300x217.jpeg\" alt=\"\" width=\"700\" height=\"506\" srcset=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/November-2021-Active-Listings-at-Months-End-300x217.jpeg 300w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/November-2021-Active-Listings-at-Months-End-768x555.jpeg 768w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2021\/12\/November-2021-Active-Listings-at-Months-End.jpeg 796w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><\/a><\/p>\n<p>As you can see, back in September of 2019, there were over 140 listings on the market.\u00a0 Things declined steadily to the end of 2019 as they always do, and they began to climb in earnest in the spring of 2020. But then COVID-19 hit in March 2020, and after two months of buyers not being sure what to do next, they started to buy en masse.\u00a0 And our inventory levels dropped through the floor (note the red columns from May to December).\u00a0 There was a slight increase in options available to buyers through May of this year, but a peak of 40 listings can barely be called a peak at all compared to what we&#8217;re used to.<\/p>\n<p>And the reason for this is not, as one might think, because people aren&#8217;t selling their homes.\u00a0 So far in 2021 we are up over 20% in total MLS transactions compared to 2020.\u00a0 There have been more listing than usual, but there have been more than enough buyers to quickly snatch them up.\u00a0 Where are the buyers coming from?
