{"id":515,"date":"2020-05-13T15:04:45","date_gmt":"2020-05-13T21:04:45","guid":{"rendered":"http:\/\/www.century21yk.ca\/blog\/?p=515"},"modified":"2022-03-05T09:53:03","modified_gmt":"2022-03-05T16:53:03","slug":"6-reasons-now-is-the-time-to-connect-with-a-buyers-agent-in-yellowknife","status":"publish","type":"post","link":"https:\/\/www.century21yk.ca\/blog\/2020\/05\/6-reasons-now-is-the-time-to-connect-with-a-buyers-agent-in-yellowknife\/","title":{"rendered":"6 Reasons Why Now is the Time to Connect with a Buyer\u2019s Agent in Yellowknife"},"content":{"rendered":"<p>Yesterday the Government of the Northwest Territories announced its &#8220;<a href=\"https:\/\/www.gov.nt.ca\/covid-19\/sites\/covid\/files\/resources\/emerging-wisely-essential-steps-eased-restrictions.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">Emerging Wisely<\/a>&#8221; plan for a phased relaxing of COVID-19-related restrictions.\u00a0 Even before this announcement we in the real estate industry had already seen signs of life in the market (there have been 30 new MLS<sup>\u00ae<\/sup> listings in the first 13 days of May), so if phase one of Emerging Wisely proceeds on May 16th, we expect real estate activity will increase sharply.\u00a0 That&#8217;s the <strong>#1 <\/strong>reason why now is a great time to connect with a Buyer&#8217;s Agent.\u00a0 And here are five more great reasons.<\/p>\n<p><strong>#2. You\u2019ll be Competing Against Buyers Who Are Working with Buyer\u2019s Agents<\/strong><\/p>\n<p>If you have decided you want to buy a home, you are about to enter into a marketplace where other buyers may be looking for the exact same type of home you are hoping to find.\u00a0 The market can be more competitive some years than others, and we don\u2019t really know how things will shape up this year, but there is always a possibility that you could find yourself in a competitive situation.\u00a0 And there is a chance the buyers you will be competing against have a head start; they may have been working with their Buyer&#8217;s Agents for a while, they&#8217;ve had the chance to get to know each other, and the Agents have an in-depth understanding of the buyers&#8217; wants, needs, hopes and dreams.\u00a0 In short, they are ready to pull the trigger on an offer.\u00a0 This is not a level of readiness that most buyers arrive at on the very first day they connect with a Buyer\u2019s Agent; it takes time, so it&#8217;s important to start the process early.<\/p>\n<p><strong>#3.\u00a0 In the COVID-19 Era, Properties Are Sometimes Snatched Up Without Warning<\/strong><\/p>\n<p>This change has surprised everyone at our brokerage.\u00a0 A year ago, if you had asked me how much interest there was in a given listing, I could have answered you with a high degree of certainty based on attendance at open houses, the frequency of viewings, people coming and going from the office signing documents, etc.\u00a0 But today, signs of activity are hidden from view.\u00a0 There might be two or three different REALTORS<sup>\u00ae<\/sup> within our brokerage, let alone other brokerages, who have been covertly meeting with buyer clients online, exploring a given listing&#8217;s virtual tour and using tools like Zoom to review and prepare offer documents.\u00a0 One day you&#8217;re browsing a listing online, thinking about calling a Buyer&#8217;s Agent to discuss submitting an offer, and the next day it appears as &#8220;Sale Pending.&#8221;\u00a0 Make no mistake, this has always been the way of things to a certain extent, it&#8217;s just that now your Buyer&#8217;s Agent, and even the Listing Agent, won&#8217;t be able to see it coming as well as they might have last year.\u00a0 So what can be done about it?\u00a0 In the face of all these technological advances, good Buyer&#8217;s Agents are also going low tech &#8211; they are building closer relationships with other Realtors, both their teammates and Realtors at competing brokerages, to ensure that they have direct access to listings the second they hit the market, or even before they hit the market.\u00a0 But this won&#8217;t benefit you if aren&#8217;t actively working with them yet.<\/p>\n<p><strong>#4.\u00a0 Listing Agents are Reluctant to Allow Unrepresented Buyers into their Clients\u2019 Homes<\/strong><\/p>\n<p>In the COVID-19 era, Buyer\u2019s Agents provide certainty for home owners by making sure that only the most serious of potential buyers advance to the in-person viewing stage.\u00a0 This may begin to change as the GNWT\u2019s Emerging Wisely Plan takes shape, but vetting buyers will still remain a very important factor.\u00a0 Until a vaccine exists and is widely administered, home sellers will not open up their doors to just anyone.\u00a0 Given this, Buyers Agents now play a more important role than ever before.<\/p>\n<p><strong>#5.
