{"id":1753,"date":"2024-02-26T10:21:05","date_gmt":"2024-02-26T17:21:05","guid":{"rendered":"https:\/\/www.century21yk.ca\/blog\/?p=1753"},"modified":"2024-03-05T08:21:37","modified_gmt":"2024-03-05T15:21:37","slug":"neighbourhood-profiles-frame-lake-south","status":"publish","type":"post","link":"https:\/\/www.century21yk.ca\/blog\/2024\/02\/neighbourhood-profiles-frame-lake-south\/","title":{"rendered":"Neighbourhood Profiles: Frame Lake South"},"content":{"rendered":"<h3><strong>Frame Lake South is Known For:<\/strong><\/h3>\n<ul>\n<li>Looks and feels like a typical suburban neighbourhood in other cities<\/li>\n<li>Larger-than-average lots with bigger back yards<\/li>\n<li>Many young families (there are two elementary schools in the neighbourhood)<\/li>\n<li>Low-traffic, family-friendly streets and cul-de-sacs<\/li>\n<li>Extensive informal trail network at Parker Park &#8211; great for dog walking and nature walks<\/li>\n<li>Very close to grocery stores, hospital, recreational facilities and a couple restaurants<\/li>\n<li>Main traffic arteries: Finlayson Drive, Range Lake Road, Woolgar Avenue.<\/li>\n<\/ul>\n<h3><strong>History<\/strong><\/h3>\n<p>When Yellowknife outgrew the downtown and downtown-adjacent neighbourhoods, it expanded westward, and Frame Lake South was first up. Built from the late 1970s to the late 1980s, its growth was driven by public-sector expansion &#8211; Yellowknife had only recently taken over as the capital and seat of the territorial government in 1967.<\/p>\n<p>One of the characteristics that makes this neighbourhood unique is that when it was developed, there were enough lots available over a long enough period of time that several builders made names for themselves building exceptional homes.\u00a0 One such builder was Char Developments.<\/p>\n<p>Frame Lake South is often referred to simply as &#8220;Frame Lake,&#8221; which can be confusing because the lake itself is not in the neighbourhood.\u00a0 Because the name doesn&#8217;t make a whole lot of sense, and because it&#8217;s such a big neighbourhood, many newer Yellowknifers refer to it by its sub-areas, like the Finlayson Area, the Bromley area or the Hordal\/Mandeville area.<\/p>\n<h3><strong><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-1777\" src=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2024\/02\/Century-21-Custom-Map-V5-smaller-933x1024.jpg\" alt=\"\" width=\"500\" height=\"549\" \/>Housing<\/strong><\/h3>\n<p>Frame Lake South has probably the most balanced mix of housing formats in Yellowknife &#8211; manufactured, stick built and townhouses.\u00a0 The only type of housing it does not have is condominium apartments, although it does have an abundance of rental apartments, both public and private.<\/p>\n<h3><strong>Home Prices<\/strong><\/h3>\n<p>Homes in Range Lake fall in the middle range of pricing in the city.\u00a0 In 2023, 57 homes sold with a breakdown as follows:<\/p>\n<ul>\n<li>42% manufactured homes with a median sale price of $398,250<\/li>\n<li>37% stick-built homes with a median sale price of $649,000<\/li>\n<li>19% townhouses with a median sale price of $367,500<\/li>\n<\/ul>\n<h3><strong>Amenities<\/strong><\/h3>\n<p><strong>Groceries:<\/strong> Very convenient.\u00a0 No more than a 3-minute drive from most homes, and walking distance from some.\u00a0 \u00a0Rochdi&#8217;s Independent Grocer, Yellowknife&#8217;s largest grocery store, is in the Frame Lake neighbourhood.<\/p>\n<p><strong>Schools:<\/strong> <a href=\"https:\/\/www.esjs.nt.ca\/\" target=\"_blank\" rel=\"noopener\">St. Joseph&#8217;s School<\/a> (K-7) and <a href=\"https:\/\/www.yk1.nt.ca\/njm\" target=\"_blank\" rel=\"noopener\">N.J.
