{"id":1747,"date":"2024-02-16T15:11:06","date_gmt":"2024-02-16T22:11:06","guid":{"rendered":"https:\/\/www.century21yk.ca\/blog\/?p=1747"},"modified":"2024-03-04T13:48:53","modified_gmt":"2024-03-04T20:48:53","slug":"neighbourhood-profiles-range-lake","status":"publish","type":"post","link":"https:\/\/www.century21yk.ca\/blog\/2024\/02\/neighbourhood-profiles-range-lake\/","title":{"rendered":"Neighbourhood Profiles: Range Lake"},"content":{"rendered":"<h3><strong>Range Lake is Known For:<\/strong><\/h3>\n<ul>\n<li>convenient big-box shopping (Wal-Mart, Canadian Tire, grocery stores, etc.),<\/li>\n<li>proximity to the hospital and the airport<\/li>\n<li>family friendly<\/li>\n<li>a high percentage of modular homes<\/li>\n<li>lots of \u201ctoys\u201d in driveways (boats, snowmobiles, RV\u2019s, etc.)<\/li>\n<li>far from downtown and Old Town<\/li>\n<li>main traffic arteries: Borden Drive, Magrum Drive<\/li>\n<\/ul>\n<h3><strong>History<\/strong><\/h3>\n<p>The Range Lake North neighbourhood was developed in response to the diamond boom of the 1990s.\u00a0 At the time, demand for housing was significant and due to a sense of urgency, planners at the City of Yellowknife created zoning that prioritized manufactured home development. \u00a0The main advantages of manufactured homes are that they can be installed quickly and at a more modest price than \u201cstick built\u201d homes.<\/p>\n<p>For many who lived in Yellowknife at the time, the Range Lake neighbourhood seemed to pop up almost overnight.<\/p>\n<h3><strong>Housing<\/strong><\/h3>\n<p>About three quarters of the streets in Range Lake are lined almost exclusively with manufactured homes.\u00a0 What makes Range Lake manufactured homes a bit different from other neighbourhoods is that most of them have steel pile foundations as opposed to the more typical wood-block foundations.\u00a0 These solid steel foundations, pinned directly to bedrock, provide much greater stability and allow for the construction of additions.\u00a0 Many Range Lake homeowners have taken advantage and have expanded their homes beyond their original rectangular shape and size.<\/p>\n<p>At the southern edge of the neighbourhood backing onto the Range Lake and the airport property, you will find a few streets where custom \u201cstick-built\u201d homes, rather than manufactured, are the norm.\u00a0 Rivett Crescent, Kasteel Drive, Foreman Court, Wong Court and Lovell Court are home to these larger, more varied houses.\u00a0 If you need a garage, chances are you\u2019ll gravitate to one of these streets.\u00a0 Some of these homes are on larger lots backing onto green space and are in high demand.<\/p>\n<p>One thing you won\u2019t find in Range Lake North is apartment-style condominiums.\u00a0 And in fact, there is only one apartment building in the neighbourhood, Bartesko Court.\u00a0 There is also only a single townhouse development, Diamond Park at the south end of Borden Drive.<\/p>\n<h3><strong>Home Prices<\/strong><\/h3>\n<p>Homes in Range Lake fall in the middle range of pricing in the city.\u00a0 In 2023, 42 homes sold with a breakdown as follows:<\/p>\n<ul>\n<li>79% manufactured homes with a median sale price of $415,000<\/li>\n<li>17% stick-built homes with a median sale price of $749,000<\/li>\n<li>5% townhouses with a median sale price of $387,000<\/li>\n<\/ul>\n<h3><strong><a href=\"https:\/\/www.century21yk.ca\/blog\/2022\/03\/moving-to-yellowknife-get-to-know-our-neighbourhoods\/\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-1777\" src=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2024\/02\/Century-21-Custom-Map-V5-smaller-933x1024.jpg\" alt=\"\" width=\"500\" height=\"549\" \/><\/a>Amenities<\/strong><\/h3>\n<p><strong>Groceries:<\/strong> No more than a 3-minute drive from most homes, and walking distance from some.\u00a0 Both the Yellowknife Co-op and Rochdi&#8217;s Independent Grocer are in the Range Lake neighbourhood<\/p>\n<p><strong>Schools:<\/strong> Range Lake North School (JK to Grade 8) is in the heart of the neighbourhood, but both Yellowknife high schools are pretty far away in the &#8211;
