The listing agent is the seller&#8217;s agent and is therefore <strong>not permitted<\/strong>\u00a0to place your best interests before those of her\u00a0client, the seller. \u00a0Nor can the listing agent represent both party&#8217;s interests equally, unless the seller agrees to this arrangement in advance and in writing.<\/li>\n<\/ol>\n<ol start=\"2\">\n<li><a href=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2016\/08\/Century-21-Graphic-3.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-171 alignright\" src=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2016\/08\/Century-21-Graphic-3-184x300.jpg\" alt=\"Century-21-Graphic-3\" width=\"184\" height=\"300\" srcset=\"https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2016\/08\/Century-21-Graphic-3-184x300.jpg 184w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2016\/08\/Century-21-Graphic-3-629x1024.jpg 629w, https:\/\/www.century21yk.ca\/blog\/wp-content\/uploads\/2016\/08\/Century-21-Graphic-3.jpg 878w\" sizes=\"(max-width: 184px) 100vw, 184px\" \/><\/a>If you are viewing homes with someone other than the listing agent, you may be working with a buyer\u2019s agent&#8230;or you may not. This may seem a bit confusing, but a Realtor can choose to work <em>with<\/em> buyers without working <em>for<\/em> them &#8211; as\u00a0what\u2019s called a \u201cselling agent\u201d (basically a sub-contractor to the listing agent).\u00a0 A selling agent has the same obligations\u00a0to the seller that the listing agent has, and is therefore <strong>not permitted<\/strong> to place your best interests before those of the seller.<\/li>\n<\/ol>\n<ol start=\"3\">\n<li>Because Realtors can choose to work with\u00a0buyers without representing them, and because this concept\u00a0is potentially confusing to both\u00a0buyers and sellers, the Canadian Real Estate Association has imposed a rule that Realtors have to disclose to you &#8211; in writing and at the earliest possible opportunity \u2013 the capacity in which they are serving you (as listing agent, selling agent or buyer&#8217;s agent).\u00a0 If a Realtor\u00a0is working as a selling agent, he must tell\u00a0you this right away so that you don\u2019t make the mistake of assuming he is working in your best interests.<\/li>\n<\/ol>\n<ol start=\"4\">\n<li>When working with buyers, Century 21 Prospect Realty Realtors work as buyer\u2019s agents by default, and they will disclose this fact to you at the earliest opportunity. But if your Century 21 buyer\u2019s agent shows you a home that is her own listing, she will explain that in that particular instance she can show you the home but cannot be your buyer\u2019s agent.
